What does innclude the Property management service
on concluding a real estate management contract, we R provide the following services:
1. Effective consulting and mediation services for property rental
2. Juridical provision on the transaction
3. Finding the most appropriate tenants
4. Keeping the deposit on the rental contract
5. Keeping and transferring amounts on the monthly rent
6. Supervises the exact accomplishment of all the contractual clauses, including payment in time of monthly rent and utility bills
7. Regular checking of property condition
8. Organizing and performing of basic repairs on the property - a duty, normally carried out by the landlord
9. Representing the landlord at general meetings of the property owners in the building
10. Implement and maintain appropriate relationships with suppliers of goods and services (security, internet, insurance, cleaning, etc.)
11. Report for the agency's work on the property management
Mirela offers as option a package of preliminary services prior to the property management service, namely:
1. Coordinates activities related to projects for interior reconstruction, interior design and furnishing
2. Registering property in the local tax office
3. Opening lots of water, electricity and central heating, without which is impossible the use of the property
4. Building Security installation in the property and concluding contract for security
5. Property Insurance
The remuneration for property management depends on the property type and on the service used by the client.
- Payment of the monthly management fee, defined as the percentage of the amount of monthly rent
- For the award of a management contract, the amount of monthly rent should not be less than 350 euros
- For properties with monthly rent of more than 500 euro may be negotiated discount from the monthly management fee
- For more than one apartment in the same building management fee is subject to negotiation
- The management contract should be concluded for a period of at least 1 year
